Ep 005 - The Live Event Recap - 5 strategies to get listings in 2025

I'm recording this podcast late at night, so if my voice is a little rasp, we had a live event today that was called Listing Attraction Mastery. And we do this for our team at Stoli Network and all of our market members.

And for a limited time, or just for today, I invited the public onto this, not to get to the recordings, but just to join me live. And essentially, we covered five lead sources of how you could build a listing inventory right now, even in a low inventory market of 2025.



I gave five things away, and I'm actually giving to you right now how to get buyer leads or how buyer leads can get you more listings, how to use ManyChat to qualify listing clients, content that works right now to generate listings, the cash offer funnel, and working expires and FSBOs the right way in 2025.

Now what was unique about this event and what we're going to do for all events going forward is it's not all theory, or here's what I would do. We literally go in there and we build the Canva templates, we build the ManyChat templates, we build the letter, and we give them all the materials so they can walk away from the event and actually put it into play.

And that got me thinking after doing the event today, because we get a ton of emails back with questions, and thank you for doing this, and this was great, and all the standard stuff that happens after every webinar.

And what I realized is that most agents are stuck in this rut of accepting listings as they come, but they buy buyer leads, right? So they pay Facebook for buyer leads, or they're paying Zillow for buyer leads, or they're paying...

But listings, we don't really seem to have a predictable way to get more listings in every single month. And it was evident, there were a lot of agents on this call today, on this webinar, that I know were very high-producing agents that do a fair amount of deals, and all of them had the same type of feedback.

Something to the effect of, oh my gosh, if I just did like two or three of these at any given time, I know I would take more listings. So as I record this podcast here, and depending on when this gets released, hopefully the next day, depending on when we get it edited and put out, if the only thing that you changed in 2025 was that you aligned all marketing to get listings, your business would change.

And I know I talk about this a lot in videos and in podcasts, but I believe that the best buyers come from listings. So if you're gonna spend money to go out there and get listings, which you don't have to, you can do this all organic.

It's not easy. You gotta be really, really good at content. You can't just throw something up and hope that it works, right? You've gotta really pour into it. But if you get really, really good at content, and you put all of your effort into creating great content, whether it's paid or organic, and the only thing you focus on is signing more listings, the best buyers will come from those listings, and it's a much more leverageable business, it's a much more fun business, and it's a business that you have much more control over, as opposed to buyers constantly hounding you because they found something on Zillow and they need to go see it the next day.

You know that vicious cycle, right? So my recommendation to you would be to a lot, like literally 95% of all of your marketing budget, either number one, marketing your listings, or number two, marketing to get listings.
